The project

Nearest big city airport has inadequate capacity for passengers and almost zero capacity for freight. And this is in an area of great tourist and economic potential, an area which borders the EU countries of Hungary, Romania, Slovakia and, especially, Poland. Near main transport road route.
The “New Airport” project aims to remove this bottleneck by offering an ex-military airfield, with permissions available to build and extensive industrial storage and handling centre adjacent to the airfield. In short, a logistics centre connected to rest of the world by air and road.

Monopoly position

There are limitations in classes and amounts of passenger airplanes able to use the near by city airport. With very little freight handling capability. This provides an ideal opportunity for rapid payback of capital invested in this new airport, particularly as its development of a former military airfield will decrease construction cost.

Storage

Demand exceeds supply for storage facilities in the area and is likely to worsen with the increase as the region is a target for foreign investment. Whilst there have been expressions of intent to build new storage facilities in the city, no actual project is taking place (to mid 2009).

Cheap labour

Cost of labour is 34% less than in Kiev and far below the EU norm. It is estimated that $1 million will be saved in annual labour costs for the logistics operation of the airport. It is important to note that whilst labour costs are low, educational standards are high. Leasing rates, however, are only 20 to 25% lower than in Kiev.

Supportive local government
This project is supported by local government as part of its Strategic purpose1.2: “The supply of favourable terms for creation of new firms and bringing in of external capital and investments”.

Infrastructure investment required, is estimated to be in the region of $ 12 to 15 million. This will cover construction of improved connecting road to main highway, water supply, electrical supply upgrade, gas supply, sewerage installation and telecommunications.

Additional costs will include construction of logistics buildings and improvement and new build of airport buildings.

The project is offered on basis of outright sale, or lesser price if partnership with existing owners of project land holding company.

Sale as a whole: $4 million.
